APIS Translation (English)

I, Herakles, son of Panouris, acknowledge that I have sold to my wife Beris, daughter of Petearpsenesis, who lives with me in accordance with a written contract, two and one-quarter arourai from the date-palm garden that belongs to me, consisting of three and three-quarter arourai, or as many as there may be, in one parcel, common and undivided, in which there are a storehouse and other plants and all the appurtenances, in the class paying the tax of one sixth, near Areos Kome of the division of Polemon. The neighbors of the entire three and three-quarters arourai are on the south the common entrance and exit, on the north the public dyke and the canal through which the garden is watered, on the west the public dyke and canal, on the east the lots of the sons of Philon and in part the public road. And I have received from you the entire price agreed upon, in full, immediately, from hand to hand, out of the house, and I guarantee the sale with every guarantee, from all public debts and all assessments and the apomoira and the eparourion and the geometria and the naubion tax and all the other required payments from past times up to the present sixth year of Tiberius Claudius Caesar Augustus Germanicus Imperator, and from private debts and every impost, forver; on condition that there remain valid to Besimas(?), son of Apion, the lease with prepayment, which he made to him, for the said period of the lease with prepayment, as aforesaid. Heron, son of Diodoros, wrote for him because he is illiterate. (2nd hand) Beris, daughter of Petearpsenesis, with my guardian, my father Petearpsenesis, son of Herakleides. The sale was made to me as aforesaid. Pompeius, son of Patron also called Primus, wrote for them because they are illiterate.
